is the deposit returned after moving out? does that mean you allow pets? is there parking available? where abouts is the apartment located? is it on main floor? is it spacious or tiny?

umm i thought it was illegal to ask for a deposit or is it first and last i always get these two confused.

It is illegal to ask for either one actually. The problem is, there are always the people who are willing to pay the deposit, so no matter what your references say, no matter how likely you are to be the BEST tenant, the ones with the deposit get the house/apartment. Especially with a less than 1% vacancy rate in the Sault right now!

Asking for a deposit is illegal. First and last could be asked for though, and is a common practice. Some landlords will allow you to make the last month's rent in payments. As long as this place isn't a dive, $450 is a decent price for a 1 bedroom with all utilities paid for.

A deposit is fine as long as it is used towards last month's rent. They can call that deposit whatever they want, but it MUST be used towards the last month. A $450 deposit would be fine. It would pay last month's rent. There is interest yearly on that deposit as well.

they can't ask you for a security or cleaning deposit
